We always endeavour to provide a proficient floor plan for all our properties wherever possible.
You will need to provide a valid Energy Performance Certificate. Fortuna London Estates can also provide this on your behalf. Certificates are valid for ten years.
You'll need to provide a valid Electrical Installation Certificate. Fortuna London Estates can also provide this on your behalf.
It's the Landlords responsibility to provide Smoke Alarms & Carbon monoxide Alarms.
It is the landlord's responsibility to ensure they have approval from their Lender to Rent or Sell a property. All Landlords need to take full responsibility for their own Income Tax and Self Assessment.

Approval: Before making the property live, we will provide a draft brochure for your approval, once we receive your confirmation.
We provide wide coverage across all major property portals as well as our website and social media. This will ensure the best exposure for your property.
As soon as viewings commence, we will provide you with regular timely feedback. Once we have found a suitable tenant/buyer, we will then carry out all the relevant reference with due diligence and integrity.

Once a suitable tenant/buyer has been found, the necessary identity paper works and alongside all relevant references must be completed before any tenancy/sale commences.
Our next step is to draw up a tenancy agreement, which outlines all the exact terms of the contract between you and your tenant. Fortuna London Estates have a thorough template which fully covers all aspects of the tenancy procedure process.
We will provide both you and your tenant, a copy to check and sign before the tenancy can begin. You will both receive a fully signed tenancy agreement thereafter.
An inventory is a detailed record of all contents and the condition of your property, assessed and drafted by a professional external / inhouse company, this is typically carried out on the day before your tenant moves in.
Although not mandatory, we strongly advise that an inventory is arranged and can recommend an impartial, specialist inventory company. Note that this will ultimately cover all aspects of the property contents and condition if damaged.
Mid-term and end of tenancy inventory inspections can also be carried out to check that nothing is missing or damaged. A copy of the inventory will be provided to both you and your tenant. Fees apply.
Before the tenancy starts, a deposit will be taken on your behalf from the tenant. Fortuna London Estates is a member of Tenancy Deposit Scheme (TDS) this means the Tenants Deposits is kept safely and securely with an official body. Landlords have the right to hold any Tenant's deposits with their own recognised scheme.
Once the necessary procedures have been completed and satisfied only then, your tenant can move in. If you have arranged an inventory, we will make sure your tenant receives the keys on the day of moving in.
